Privacy Policy
This policy explains what Drake's Pricing Desk ("Drake", "we") collects, why, and what we do with it.
Drake Basic in ChatGPT or Claude (no account)
When you use Drake Basic, the property details, pasted comps and any MLS file you attach are used only to compute that one pricing result. Attached files are downloaded from your assistant's file storage and held in memory for the request; we don't save the file, the property or the result. To enforce usage limits we keep a connection identifier (such as your IP address) and request times in server memory. Limits use rolling one-hour and 24-hour windows; these in-memory records can remain until the server process restarts. They are not saved to our application database.
Drake accounts
If you create an account we store your name, email, a one-way hash of your password, your plan and entitlements, and what you choose to save: uploaded market datasets, property analyses, drafts and reports. If you sign in with Drake from ChatGPT or Claude, we store one-way hashes of the authorization codes and access/refresh tokens that link that assistant to your account, together with their expiry and revocation status. Your Drake password is entered on Drake’s sign-in page, not requested as a plugin tool input. We use this information to provide the service, keep your account secure, and answer you.
Messages you send
Support and sales messages, and the browser details sent with a support request, are stored and may be emailed to our team so we can reply.
Service providers
- Stripe processes subscription payments. We don't receive or store your card number.
- OpenAI receives property condition notes you write, along with the subject property's details, when you use AI-assisted condition adjustments.
- Email delivery providers send password-reset and support emails.
- Our hosting provider runs the servers and database.
We don't sell personal information, and our pages carry no advertising or third-party analytics trackers.
Data retention
The following describes retention in Drake’s application, including its ChatGPT and Claude connector.
- Basic pricing inputs and results: processed in memory for the request and not saved as a dataset or report by the basic pricing tool. Rate-limit records remain in process memory as described above.
- Account and saved work: account details, uploaded market datasets, property analyses, drafts, reports, preferences and account billing/entitlement records have no automatic expiry. They remain stored until removed through an available deletion control or a manually processed deletion request. Cancelling a subscription or disconnecting an assistant does not delete these records.
- Support and sales inquiries: messages and their submitted context are stored without an automatic expiry, including after an inquiry is answered, unless manually deleted. Email copies are separate from the application database.
- Sign-in records: OAuth authorization codes expire after five minutes, access tokens after one hour, and refresh tokens after 30 days; refresh tokens are rotated when used. Password-reset links expire after 60 minutes in the current deployment. Expiry or revocation stops credentials from working; it does not delete the stored hashes and associated records. These database records have no automatic deletion schedule and remain until manually removed.
Removing an item from the live application does not itself remove copies held in an assistant’s chat history, email systems, payment-provider records or infrastructure backups and logs. Those systems have separate retention controls. We do not promise immediate erasure of those copies or a fixed backup-erasure deadline. Contact us about the scope and status of a deletion request.
Your choices
You can delete drafts using the app’s deletion control, cancel a subscription from the billing portal, and disconnect Drake from ChatGPT or Claude in that assistant’s settings. For access, correction, or deletion of your account, uploaded datasets, reports or support records, email support@drakescout.app; no sign-in is required to contact us. Account and dataset deletion requests are handled manually, not by an automatic account-deletion feature. We may need to verify account ownership before acting. Do not include passwords, payment-card details or access tokens in a request. Deleting a chat or disconnecting the connector does not itself delete saved Drake reports; deleting Drake records does not delete your assistant’s chat history.
